Fsbo Real Estate In Down Markets

Many real estate agents will tell you that it is near impossible to sell real estate as a by owner seller in a down-market. The fact is Fsbo Real Estate is no more difficult to sell than MLS listed real estate.

I know you think that is a crazy statement to make but it is the truth. In order to sell real estate there are three major factors. None of which are related to a fsbo or mls listed property.

They are as follows: Price - Location - Condition

When is the last time a home sold because of anything not to do with these factors. The 2 factors most important for any seller to consider are price and condition because they can adjust or correct these factors.

Failure Is - Selling Real Estate As FSBO Seller!

Well as a former real estate broker I could not disagree more. Let's face it the only people you ever hear say such things are bias. The key group of people who say that 88% of FSBO sellers fail is the real estate brokers. As a new up and coming agent many years ago I was taught how to attract fsbo sellers. The goal was to change the perception of the seller and show them how I can create value.

Well, this game of preying on the fsbo seller has not changed over the years. What has changed is the power of the internet. The internet now allows a FSBO seller to list their home for free on many FSBO websites. Many of these fsbo websites now share their information and therefore create a much wider exposure for homes for sale by owner.

Do not let the industry numbers influence your ability to sell for sale by owner. The FSBO numbers you hear in the media are clearly provided by a group with an industry bias. The number is also not very accurate since it lacks some key internal numbers.

The success of selling real estate by owner is only going to grow in the years to come. Let's face it as we head into what could be a very long recession, many sellers will need to preserve as much equity as possible. When you sell a home with a full service broker. You can potentially pay as much as 50% or more of your equity to commissions. Think about that!

How To Sell My Home Quickly

The easiest way to sell your home quickly without a real estate broker is to get exposure. You need as much exposure as you can possibly get whether it costs you money or is free. You want to generate as much exposure as possible in the first 30-45 days of listing your home for sale.

You can find many websites that will offer you FREE FSBO Listings and you want to post your home on as many as you possibly can in the first week of listing your home for sale. You can search online for what sites offer this service free. You will also want to create your own free webpage with your home for sale. A website called Blinkweb will allow you to build a website for free no strings attached.

Another method of creating the exposure is to spend some money and list in your local classifieds of a small community paper. The next step you may want to take is holding an open house every week for the first 4 weeks. Place signs and balloons directing potential buyers to your home.Remember you want to do exactly what a broker would do to sell your home. Remember the first 30-45 days are the key even for a broker. When a home does not get enough traffic in that period of time you need to re-evaluate your situation. All most all brokers will look for a price change after 30-45 days if there is not enough traffic.
